 Hi Folks- On one of my showings today, I made a note to write about what I saw and the reason why my buyer was not interested in this particular property.

This was a very nice home, not too old, a good size and in a very nice area. You see the issues the property had and probably one of the reasons why it had expired on the market from it’s previous listing was just a little neglect. Not expensive neglect, but let me re-phrase that…VERY EXPENSIVE neglect.

When a property doesn’t sell, it is either priced too high, in a bad location or there is some other underlying factors. The homeowner is making the payments on the mortgage which is a huge cost factor, it is advantageous to find out what is wrong and sell the property.

This particular property was priced right, in a great neighborhood and looked great outside. As you walked in, you could smell animals, walk a few steps in and the walls looked dingy, the railings had dirt from people’s hands. Just the few things mentioned here, probably stopped the sale of this house before, I am aware this home had plenty of showings.

The point here is this; two gallons of paint $60.00, carpets professionally cleaned $175.00 selling a property at full or nearly full asking price, within 30-60days P R I C E L E S S.
